How It Works and How You Save

List Confidently is a Flat Fee MLS Listing Service

How It Works

Buyer agents and brokers have access to an all-encompassing resource to share their properties and listings with other agents known as the Multiple Listing Service (MLS). The MLS provides a list of homes for sale, where brokers can advertise listings and easily find more buyers for their properties. Using the MLS, listing brokers and buying brokers split their commissions. The commission is typically negotiated; but, for example, it could be 6 percent. The listing broker offers a 3 percent commission to get the buying broker to purchase your home. At closing, 3 percent of the sale price goes to the listing broker, and 3 percent to the buyer broker.

At List Confidently, we replace the listing portion of selling your home with a flat fee, ultimately saving you thousands of dollars by avoiding agent commission. You pay a flat fee, and we list your home on the MLS and all other realtor platforms available. In the end, if you choose to use a buying broker, you’re only responsible for paying the broker for finding a legitimate buyer for your home. You can offer the buying broker a commission rate of your choice, but we recommend offering the average commission in your area to get your home sold quickly. And, if you sell your home without a buying broker, you can save that commission percentage on top of your other savings.

Why Use Our Service?

The real estate market ebbs and flows. When inventory is low and demand for homes is high, it is easier to sell your property quickly, even without an agent. In some markets, home sales can average as little as fifteen days, and homeowners might receive several offers. Successfully selling your home is generally dependent on how the market is behaving at the given time.

We recommend using the market to your absolute advantage, and there is no better way to do so than with our services. When you list with List Confidently, you don’t need to rely on a full-service agent, which can save you thousands of dollars in commission and other fees. Additionally, all of the most popular real estate websites, such as Zillow, Trulia, and Realtor.com, can make your home accessible to millions of people searching online. However, this often includes both legitimate buyers and those who are merely browsing for fun. That said, allowing us to list your home on the MLS provides your listing with added visibility, funneling in only qualified prospects who are serious about buying.

Even in a buyer’s market, where demand for homes is low and inventory is high, a broker won’t put in the extra elbow grease to sell your home faster. Listing agents do not typically spend money out of pocket to advertise clients’ homes, especially with the resources already at their disposal (the MLS). Not to mention, the commission rate you would offer your listing broker wouldn’t get your home sold any quicker, either. After all, your home is going to sell based on the market’s standing. Listing with us is essentially doing the same thing a full-service broker would do for you; you’ll merely save cash bypassing commission rates.

While selling as a For Sale by Owner (FSBO) may save the commission rate you’d pay an agent, your listing wouldn’t reach its full potential. A home that isn’t listed on the MLS reaches significantly fewer potential buyers, taking considerably longer to sell your home. On top of that, FSBOs often deal with far more flaky leads, as the phone rings off the hook with illegitimate prospects and buyers without the means to purchase your home. Listing on the MLS for a flat fee allows you to expose your listing to thousands of reliable buyers, and you can still save on commission.

Utilizing our services can also save you negotiations, where you can easily lose money. In many cases, a buyer might see a For Sale sign in your yard and have their representative contact you in hopes of you agreeing to pay a commission. In that case, your time and money will be better spent putting your home on the MLS through List Confidently.

If you have little equity in your home, you’ll likely want to save as much money as possible by avoiding listing agent commission expenses. And, if you are an investor, your incentive is to keep as much profit as feasible. With List Confidently, your wish is our command.

Plenty of other limited-service brokers offer similar flat fee listing solutions. But at List Confidently, we set ourselves apart by waiving any upfront expenses, a rarity in our industry. Why List Your Home on the MLS?

There are several reasons why you should list your property on the MLS. Here are a few of the benefits:

    1. The real estate industry is evolving and commissions have been falling. There is currently more incentive than ever before to sell your home on your own, and listing on the MLS will put more money in your pocket
    2. The For Sale By Owner (FSBO) route brings in unqualified buyers—some people merely want to see your home, but don’t have the means to purchase.
    3. Listing your home on the MLS provides your listing with maximum exposure to myriad buyers than you could otherwise accomplish alone.
    4. The MLS will provide you with only highly qualified buyers and agents.
